SAP AND SBEM CALCULATIONS FOR NEW PROPERTIES AND CONVERSIONS BOTH DOMESTIC AND COMMERCIAL
SAP Calculations L1A and L1B
All new domestic buildings (L1A) and building conversions (L1B) need to have SAP calculations carried out. They also need to have Energy Performance Certificates under the 2010 Building Regulations for England and Wales.
Part L1A of the Building Regulations 2010 state that SAP Calculations should be carried out at the design stage to ensure that the property meets SAP requirements. The SAP Calculations are produced by modelling the proposed building using design drawings and information such as HVAC system(s) and lighting.
For L1A Sap Calculations, we can calculate the Dwelling Emissions Rate, or DER and advise if this meets the Target Emissions Rate, or TER. The TER is, as is suggested, a target for the building to meet. This is based on a similar building using pre-Building Regulations 2010 standards adding a 20% improvement.
It is necessary for a new building to obtain a completion certificate to have both the SAP calculations and an EPC.
L1B Sap Calculations are required for a building conversion to residential use or for extensions using a large proportion of glazing. The process, however, is similar to that of L1A and providing the proposed change is
Commercial SBEM Calculations L2A and L2B
New commercial buildings (L2A) and building conversions (L2B) need to have SBEM calculations under the 2010 Building Regulations.
As with the SAP Calculations, the design stage SBEM Calculations are produced using modelling software. In order for the building design to pass, the Building Emission Rate (BER) calculation, which takes into account your plans, building materials, lighting and HVAC system(s) must not exceed the TER.
Design-stage SBEM calculations, showing a pass, must be provided to Building Control before you start on site.
You must also provide as-built SBEM calculations and a Commercial EPC to Building Control in order to get final sign off. We will not only update the design-stage SBEM to reflect the air permeability of the building and any changes made during construction but coordinate the completion of the Commercial EPC.
Large extensions are accounted for under L2B of the 2010 Building Regulations and must also have SBEM calculations carried out at design-stage and as-built.
